A  Minnesota contract for deed is an alternative financing agreement in which the seller/Owner finances the sale of the property rather than a lender or credit union-Bank Ect..  The Home buyer will get  possession and Keys of the property after the closing.

When buying a home through a contract for deed, the homebuyer agrees to pay the seller the purchase price over time with interest in monthly installments. The contract for Deed terms will vary  from Owner To Owner.  

Usually The payments include principal and interest, sometimes the Seller may offer  interest only be aware by doing this the payment will be cheaper but you principal will come off the balance.

The amortization periods that are negotiated between buyer and seller, typically about 3-7 years. A Minnesota Contract for deed agreement usually include a lump-sum balloon payment, with the full amount due within the 3-7 years.

 There is always Balloon payment  at the end of the contract unless buyer makes extra monthly cd payments . The buyer will have pay to the full remaining amount due, for which the buyer will need a mortgage loan or a lot of cash on Hand.

After the homebuyer pays all the payments called for under the contract, the seller is obligated to give the homebuyer a Warranty deed to the property.

Title is insurance is recommend but not required.
